SBA 504 financing is designed for eligible long-term fixed-asset projects, including owner-occupied commercial real estate and major equipment.
ITM Enterprise is not the SBA, a Certified Development Company, or a lender. Eligibility, structure, collateral, pricing, and approval are determined by the participating institutions and applicable program rules.
What Is the SBA 504 Program?
The 504 program supports eligible economic-development projects involving major fixed assets. A typical transaction combines financing from a private lender, a loan backed by an SBA-guaranteed debenture through a Certified Development Company, and a borrower contribution. The exact structure varies. The SBA-backed portion may reach $5 million, or up to $5.5 million for certain qualifying projects.
Eligible Project Examples
- Purchase or construction of owner-occupied commercial real estate
- Expansion or modernization of an existing facility
- Long-term machinery and major equipment
- Eligible improvements connected to the financed fixed assets
- Certain qualified energy or manufacturing projects
What 504 Financing Generally Does Not Cover
The program is not generally intended for working capital, inventory, passive investment real estate, or speculation. Occupancy, job-creation or public-policy goals, project costs, business size, and repayment ability can affect eligibility.
What Reviewers May Evaluate
- Historical and projected cash flow
- Property or equipment details and eligible project costs
- Required owner occupancy
- Borrower contribution and available liquidity
- Management experience, credit, and existing obligations
- Appraisal, environmental, construction, and insurance requirements when applicable
504 vs. 7(a)
504 is focused on qualifying fixed assets and typically involves multiple financing parties. SBA 7(a) can support a broader mix of eligible uses, including working capital and acquisitions. A transaction involving both real estate and operating needs may require careful structuring.
